🚨 Investor PSA: The FHA 90-Day Flip Rule Has NOT Been Eliminated
I've seen some chatter recently claiming that HUD eliminated the FHA 90-day flip rule. From everything I've been able to verify, that is simply a rumor at this point.
The current FHA rules are still in place:
✅ 0–90 days: Generally not eligible for FHA financing unless a specific exemption applies.
✅ 91–180 days: FHA financing may be allowed, but a second appraisal can sometimes be required if the resale price exceeds certain thresholds.
This is an important distinction for investors who are buying, renovating, and reselling properties. Assuming the rule has been eliminated could create problems if you're planning to market a flip to FHA buyers before the holding period requirements are satisfied.
There has been discussion about potentially changing or eliminating the rule in the future, but as of now, the 90-day restriction still exists.
Always verify current FHA guidelines before structuring a deal or making representations to buyers.
