DFW investor-agent here — former stockbroker, current Section 8 landlord, recovering
Hey BP — longtime lurker, finally posting.
Quick background: Texas for 15 years, Dallas for 10. I started my career in finance (Series 7/63, a couple years as a broker at Schwab) before jumping to real estate. Spent my first year as a traditional residential agent and honestly struggled — chasing retail buyers never clicked for me. Moving to the investment side of the business changed everything, and now I work with investors on off-market acquisitions in the DFW metro.
On the personal side, I own one rental in Balch Springs with Section 8 tenants. Happy to share what I've learned about the DHA voucher process, payment standards by zip, and the inspection/repair side — it's been an education. Also happy to compare notes on which DFW submarkets pencil for voucher tenants vs. don't.
Questions for the group:
- For those investing in DFW right now — where are you finding deals that actually cash flow at current rates?
- Any Section 8 landlords here who've scaled past a few doors? Curious what breaks first: management, inspections, or tenant placement.
Looking forward to learning from this community. If you're active in DFW, I'd love to trade notes.
