Advice on buying duplex to live in and rent out other unit

Hello,

I am looking at cities and states where there is growth/low unemployment rate to buy first home (multifamily). I will move and live in one unit for a year or two and rent out other. I prefer new construction however there is a home built in 1920s and renovated inside/outside in 2022. If I want newer construction what advice do you have when a home is older but renovated? Is it worth it or should I just lean toward newer construction? 

Also, does anyone know if Casa Grande, AZ is a good place to live and invest in?
