100% Legal Setup - But Zero Deals. How Do You Crack the Orlando STR Sourcing Wall?

Hi everyone,

My business partner and I recently established our LLC to launch our first short-term rental units in the Greater Orlando area (specifically looking around Kissimmee, Celebration, and Davenport).

We’ve done our homework: we invested heavily in legal counsel to ensure our corporate structure, tax registrations, and compliance framework are 100% airtight before we even look at a lease. We want to be a landlord’s dream tenant—guaranteed long-term corporate rent, institutional-grade property maintenance, and zero tenant-turnover hassle.

However, we are hitting a major wall with the property search. Finding corporate-lease-friendly landlords or property management companies that actually allow legal, compliant short-term rentals under 30 days is proving to be much tougher than anticipated. We’re not here to pitch, but rather to learn from those who have successfully navigated the Central Florida market.

1. For those operating STR arbitrage in Orlando, how are you bypassing the automated "no corporate leasing" filters on mainstream platforms?

2. Are there specific local investor-friendly brokers or PM companies in the area you would recommend connecting with?

We are completely new to this specific market and would deeply appreciate any guidance, feedback, or a quick reality check from the BP community.

This is probably a bad idea that you should not pursue. Arbitrage gives you all of the hassle but almost none of the benefit and upside. If you are dead set on pursuing this, I'd recommend doing co-hosting. It's a lower risk, better business that does not have any up front costs. 

It's going to be a tough sell to a property owner, though. You are new to this and I'm not sure that you are local based on your previous post. You may have to take the first one on for free/heavily discounted to start. That may not even work if you are not local.
