The Borrower Who Made Underwriting Easy
I've heard it numerous times: "I didn't mention that because I didn't think it mattered." "I was hoping it wouldn't come up."
I always wonder what the plan was. Because it always comes up.
If there's another loan... we'll find it. If there's a tax lien... we'll find it. If the bank statements don't match... we'll find it.
Nobody's trying to play detective. We're trying to get the deal closed.
What frustrates me isn't that people have complicated situations. Most borrowers do. Businesses have ups and downs. Credit isn't always perfect. People make mistakes. Investors take risks. That's normal.
What slows everything down is when someone spends two weeks trying to hide something that could have been explained in two minutes.
I've had borrowers with challenging files who closed quickly because they were upfront from day one. I've also had borrowers with excellent credit and strong financials who turned a simple file into a marathon because every answer raised two new questions.
The funny thing is, underwriters aren't looking for perfection. They're looking for consistency. And when something doesn't add up, they're going to ask.
Not because they're trying to kill the deal. Because that's literally their job.
The easiest loans aren't usually the cleanest ones. They're the ones where everyone puts the cards on the table early.
It saves time, its saves stress, and more often than not, it saves the closing.

I couldn't agree more. After so many years in real estate, I've found that honesty and communication almost always make the process smoother. Very few situations are perfect, and most can be worked through when everyone is upfront from the beginning. I've seen simple transactions become much more stressful because someone thought leaving out a detail would make things easier, when it really just delayed finding a solution. I'd much rather know about a challenge early so everyone can work together to address it. Thank you for sharing this reminder. It applies to so much more than lending.
