Self-Directed IRA and 1031 Buyers — More of Them Lately?

Noticing a bump in buyers funding deals through self-directed IRAs or 1031 exchange proceeds rather than straight cash or hard money. Adds some extra timing/paperwork wrinkles on the closing side. Curious if that's ticking up in other markets too, or if it's still a small slice of the buyer pool where you're at.
