Looking for institutional buyers in Memphis area to sell rental portfolio

I have 5 rental properties across Shelby County that I'm looking to sell to an institutional buyer. The properties range from 125k - 340k and are all on 1-2 year leases. One of the properties was newly built in 2023 and the other four were renovated within the last 3 years.
