Detroit BRRRR - Looking for Private money/Gap Funding

Hello,

I have a deal I am working on and I need a little bit of help. My financial situation changed last minute and I cannot close according to the loan I was trying to get. 

Current hard money lender has me putting in about 22k in total costs with down payment and closing costs.

Here is the deal.

Purchase price - 73k

Rehab - 22k

Arv - 140k

Rent - $1450 a month

3 week rehab so it would be refinanced within a month of closing.

I am looking for a private money lender to help fund this deal for me, and they would get compensated for funding it. We can talk about the structure of the financing.

Or if someone can help me get gap funding for this, that would help a lot too.

I need to close asap or I am going to lose this deal and my deposit too.
