Chicago Rental Market: Agent or DIY for a $4,500 Rental?

Question

I'm planning to rent out my primary home in Chicago sometime early next year.

Based on my research, it should rent for around $4,500/month (West Town area).  Would you recommend hiring a real estate agent to list it, or listing it myself on sites like Zillow?

I've advertised and rented out several other properties before, but they've all been under $3,000/month, so I'm not sure if the process or tenant pool is different at this price point.

Also, how's the rental market in Chicago around February? Is it better to list then, or would it make more sense to wait until the spring market?

@Kathleen Park two separate questions in there, so taking them in order.

On agent versus DIY, what changes at $4,500 in West Town is not the process, it is where that renter is looking. A large share of the Chicago rental market at that price point moves through agents and the local MLS, and those renters typically have someone already lining up five showings for them on a Saturday. List only on Zillow and you are visible to the self directed searchers and invisible to that pool. Chicago convention is that the landlord pays the leasing agent, usually in the neighborhood of one month's rent, so the math is fairly clean: if an agent fills it three weeks sooner, the fee roughly pays for itself. Since you have leased sub $3,000 units yourself already, the mechanics will not be new to you. The exposure gap is the actual difference.

On timing, February is one of the softest months in Chicago, and the thinner winter pool bites harder the higher the rent. Peak is roughly May through August. If your own move out date has any give in it, landing a lease that starts in late spring is usually worth more than the extra couple of months of off season rent. If February is fixed, a shorter first term that pushes the next renewal into the summer window is the common fix, so you are not locked into a February turnover every year going forward.

One Chicago specific thing worth settling before you list: once you no longer live there, the unit is very likely covered by the RLTO, and its security deposit provisions are unforgiving. Separate account, interest, written receipt, itemized statement inside 30 days, with real penalties for slipping on any of it. Enough Chicago owners skip the security deposit entirely and use a non refundable move in fee instead that it is worth deciding deliberately rather than by default. There is also the Fair Notice ordinance governing how much notice you owe at non renewal based on length of tenancy. The city publishes the RLTO summary you are required to attach to the lease, and an hour with a Chicago landlord tenant attorney or a local landlord association before your first lease is cheap insurance. These ordinances do get amended, so confirm the current text rather than trusting a forum post.

When does your own move out actually land? If there is flexibility in that date, it is the lever with the most money attached to it.

Chicago rental market in February is brutal. You can probably still rent the unit but certainly not for top dollar. If there's a world that you can wait until May, I'd say that'd be better

If you have time then DIY.  If not then I recommend finding an agent that lives and specializes in rentals in West Town.  I say lives in or near West Town because servicing the property in February is going to be..... unless they live close by.  Specilizing in rentals is also a criteria because they may already have a pool of buyers.

Hi There @Kathleen Park - How many square feet and how many beds and baths does your house have?

I highly recommend hiring a real estate agent; it will make your life much easier, and you'll get better-qualified tenants because they can list it on the MLS for you.

If you had to wait til the spring, would the property just be sitting vacant?  If so, then its still better to get it leased up...you could always to a 6 month or 18 month lease to get back on track with the Chicago leasing

Great advice from everyone so far, especially regarding the Chicago RLTO and the brutal February timing. If you're set on DIY to save the one month's rent fee, but still want to capture the premium tenant pool Benjamin mentioned, you might want to look into a flat-fee MLS listing service.

For a few hundred bucks, you get your property syndicated to the MLS (and subsequently to all the agent-represented renters). You'll still have to coordinate your own showings and handle the screening, but it bridges the exposure gap between a standard Zillow listing and a full-service agent.

Regardless of which route you choose, definitely agree with Henry on doing a 14 to 16-month lease to force your next turnover into the May–August peak season!

You can forsure list it yourself if have the time to save money. I have some clients who live in Chicago use me for leasing but its mainly those who moved out of the area or who are busy and do not want to deal with it. I have a large 100 plus person team at my brokerage that helps market the rentals to get the units a ton of exposure and virtual assistants to keep the posts on top of all the sites. You want to put the time into it, where ideally have multiple applicants to pick from. If you have done smaller rentals it is all very similar. There are some legal changes for after Jan 1 2027 so keep those in mind if it is a 2027 lease. As for February its a very bad time. If are forced to lease in winter you should make the lease date end in spring or summer which likely means doing a 14 month lease. I would start marketing the unit a full 2 months in advance as it can take longer to find qualified applicants in winter.

if you insist on managing it yourself I’d probably hire a PM just for the photos, advertising, screening process, plus they can help with the pricing.  They may tell you they can get more or that you will never rent for the $4,500 you’re considering. Of EITHER of these are true, they will pay for themselves right there.  Your pricing has to be dead nutz perfect or you’re paying to play PM. I’m also going to assume you already know about all the market specific requirements Benjamin brought up or I’d suggest using a PM full time. The penalties can easily be higher than the savings from self-managing.

The reason I suggest this over the realtor that primarily sells home is their experience, the incentive (the realtor will make more time and therefor more time for selling a home than showing a rental.), and the pool of current renters that already like them.

Not my market but if it is anything like the treasure valley in the winter we typically see a 25% dip in rents. Less folks are moving and less want to move in the dead of winter time. As far as renting yourself or hiring someone, if you have the experience and have the time do it yourself. One thing I will say is speed to lead becomes more important when you get less leads in the winter, if you have a way or ability to always be available do it yourself, if not find a way to allow self guided tours or hire a professional to do it for you..

You’re definitely not alone. I think that little bit of discomfort is actually a sign that you take your reserves seriously. I look at reserves as part of the cost of owning rentals, not really as savings I’m trying to grow forever. If a $3K repair comes up and I have $10K sitting there specifically for repairs, using that money means the reserve did its job and kept me from having to put the expense on a credit card or scramble for cash. The important part for me is having a plan to replenish it afterward. I’d be much more concerned about avoiding a necessary repair just to protect the reserve balance, because deferred maintenance usually gets more expensive. So yes, watching the number drop still hurts a little, but spending it on a legitimate repair is exactly what a healthy reserve is supposed to do. Happy to connect and answer any questions you have!
