DSCR Loans — Still the Go-To for Investor Purchases?

Question

Working with a handful of investors who default to DSCR loans for anything non-owner-occupied these days rather than dealing with conventional investment property financing. Curious if that's becoming the norm elsewhere too, or if people are still finding conventional terms competitive enough to be worth the extra paperwork.

yes we only DSCR due to several reasons. absolutely fast closing as fast as 12 days you need no W-2 income it's a no-brainer

I think DSCR has definitely become the default for a lot of experienced investors because of the speed, scalability, and not having to document personal income every time. That said, I still see conventional making a lot of sense depending on the borrower and what they're looking for.

If someone has strong W-2 income, conventional can still offer lower rates, down payments, and overall payments. On the flip side, DSCR really shines for self-employed borrowers, investors who are scaling quickly, or anyone whose tax returns don't reflect their true cash flow.

One thing that's changed recently is the flexibility on the DSCR side. We have lenders now that will qualify short term rentals using AirDNA projections instead of current rental history, and some will even allow DSCRs below 1 DSCR. That's opened the door for a lot of deals that wouldn't fit conventional guidelines.

I don't think it's an either/or anymore, it's really about matching the financing to the investor's strategy. The best loan today isn't always the best loan for their next five purchases. If you have further questions, feel free to DM me.

DSCR has genuinely earned its place as the default for a lot of investors, and the reasons Mendy listed are real. No income docs, faster timelines, and the underwriting is built around the property's cash flow rather than the borrower's tax returns. For self-employed investors or anyone with a lot of depreciation on their returns, conventional investment property loans can be a frustrating experience even when the deal is solid.

That said, I wouldn't say conventional is dead for investors. A few situations where it still wins: if the borrower has strong W-2 income and clean returns, conventional rates tend to come in a bit lower. On smaller loan amounts the pricing difference can matter more. And if someone is building a multi-property portfolio, there's a point where DSCR lender overlays start adding up, so mixing financing types can actually help from a diversification standpoint.

The speed argument is real but a little variable depending on the lender. I've seen conventional closings done in 21-25 days when the file is clean. Twelve-day DSCR closings happen, but they're the fast lane, not the guarantee.

What I'd tell any investor is to run both scenarios on any given deal before committing. The rate spread between DSCR and conventional on investment properties has narrowed in some markets, so the math is worth doing. On others the DSCR flexibility easily justifies whatever rate premium exists. It's really deal-by-deal and borrower-by-borrower.

Which is better in terms of rates comes down to the market conditions.  Lately, conventional has been running quite a bit higher than DSCR, but that is not the norm.  Typically, DSCR is just a tad lower than conventional or vice-versa.  Just in the past week, DSCR skyrocketed over 0.50% in just a few days, where conventional barely moved.  Many of my clients will ask to have both priced to compare side by side, but most still default to DSCR as the UW is usually far lighter, but lately, even that has been changing as guidelines are constricting again.  It ebbs and flows and changes all throughout the year.  Takes me back to the old adage, "timing is everything".

Great question, and the honest answer is DSCR has become the default for a lot of investors — but not because it's always the better loan. It's because it removes the two things that slow conventional financing down: personal income documentation and DTI. When you're trying to scale, that speed and simplicity is often worth more than a slightly better rate.

That said, I still run the conventional-vs-DSCR comparison on every purchase, because conventional genuinely wins in a few spots: the investor has clean W-2 or documentable income and isn't near the financed-property limit yet; they want the lowest long-term rate and plan to hold, not refinance soon; or the property cash flows tight and the DSCR ratio would push pricing up anyway.

DSCR tends to win when the borrower is self-employed or writes income down on tax returns, when they want LLC titling and to keep the loan off their personal DTI, or when they're scaling past the point where conventional gets painful and need a faster close with shorter seasoning.

So I don't think DSCR is replacing conventional so much as it's become the path of least resistance — and for most active investors, less friction wins. The real edge is working with someone who'll actually price both and tell you which one fits the specific deal, rather than defaulting to whichever product they sell.

@Jack ShieldsWe've seen a lot of investors lean toward DSCR because the qualification process is often more straightforward for investment properties, especially when they're growing a portfolio. That said, conventional financing can still make sense in the right situation if the borrower qualifies and the pricing or leverage is more attractive. It usually comes down to the investor's long-term strategy and how quickly they plan to scale.

Honestly sometimes you get better pricing on a Non QM bank statement or business purpose full doc loan without much restrictions. This is ideal for investors that can show deposits in their rental and flipping business or have a high W2

I think a part of it too is that with rates still so high (both conventional and DSCR) - then its just hard for traditional "vanilla" investments like Single Family Rentals to make sense like they did in the 2010s - so many residential real estate investors these days have to use more creative strategies like multi-unit, STRs, MTRs, BRRRR etc - and DSCR Loans are way more likely to be flexible enough to work with those arrangements while challenging on the conventional side

DSCR loans are popular with investors for various reasons including the seasoning or waiting period between transactions is much shorter compared to a conventional loan to be able to use the new appraised value. Depending on the property it can be no seasoning for a DSCR loan (three to six months seasoning gets more lender options). For a conventional loan it's usually a year to wait from the first mortgage to the next mortgage to use the new appraised value as of the date of this posting. Also, at least one borrower must be listed on the title for a minimum of 6 months before the new loan disburses for a conventional loan.

There's also substantially less paperwork and an investor can vest in an LLC with DSCR loans. There's no need to worry about personal income (beyond the down payment and closing costs if a purchase) or debt to income (DTI) ratios for a DSCR loan.

Even when vesting in the investor's personal name, investors will often use a DSCR loan.

They are popular because if working with an experienced mortgage professional that specializes in DSCR loans, it can be a way to scale an investor's portfolio with less stress and paperwork.

Honestly, I think the pivot from investors is indicative of a desire for options, but I am noticing another unique market change in the non-owner-occupied space that I think is showing something

I am seeing a growing number of non-QM lenders and even some banks that are expanding into the 'DSCR loan' space. Even going as far as to advertise 'DSCR' Loans with basic marketing and creating a unique marketplace for investors in using the buzz words while potentially not actually performing like one.

So to answer your question, I do feel like its becoming the norm. So much so that even the lenders are trying to get in on the game and figure out how they can capitalize on it
