Would You Rather Buy the House With One $25K Problem—or Ten $2K Question Marks?

I’m starting to think the obvious disaster might actually be the safer flip.

If the roof is shot and you know it’s going to cost around $25K, at least you can price it, negotiate around it, and put it clearly in the scope. The house that worries me more is the one that looks mostly cosmetic—but has a little moisture staining, a few electrical issues, soft flooring near the bathroom, an old water heater, and three patched ceilings nobody can explain.

None of those sounds deal-breaking alone. Then demolition starts, and suddenly the “light rehab” isn’t light anymore.

If you had to choose, would you rather take the property with one expensive, confirmed problem—or the cleaner-looking property with a bunch of smaller unknowns? I think I’d rather pay for the ugly truth than buy the nice-looking mystery.
