Welcome Asia. Wholesaling into flips into BRRRR is a solid progression — you'll build the buyer relationships and the ARV instincts before you're the one holding the note.
One thing that'll serve you across all three: get ruthless about rehab estimates early. Wholesalers can be a little loose on repair numbers because they're not the ones eating the overage. The moment you flip your first deal, that habit costs you real money. Start walking properties with your contractor now and comparing your guess to their bid, even on deals you're assigning. Free education, and by the time you're flipping your own you'll be within 10% instead of 40%.
