How to Finance a DIY Flip on High Income, but No Liquid Cash?
I'd like to buy my first fix & flip (or BRRRR) property with a cosmetic rehab (floors, paint, updating the kitchen & baths, etc), but I'll be short on liquid cash since I'm already buying two regular LTRs this year.
I’m looking at something like a ~$100k property with <$50k in rehab (still browsing; nothing specific on the table yet). The rehab will be done mostly by my family and me. They have decades of experience building houses in Europe, and are happy to visit and help me during the winter. I have a 6-figure W-2 income and a great credit score, but no rehab experience besides a bedroom conversion in my primary residence.
If you're a lender or have done something similar, I'd love to hear your feedback.
I'm also considering a 401k loan, or other creative financing. A HELOC isn't an option at this point. Would anything like that make sense?

Getting into a rehab with no liquidity is generally not a good idea. What happens when unexpected issues come up?
For someone who describes themselves as a high-income earner, I don't see much upside in taking on a rehab with a total project cost of only $150,000. The potential profit is relatively small, while the downside risk can be significant if anything goes wrong.
