Private Lender or Hard Money Contact For Property With Commercial Zoning

Hey All!

I was originally looking to close on a property this week, but some things came up with the current lender and they may not be able to fund this specific transaction.

At this time, I'm just proactively looking to get a couple referrals or contact for a private lender that could help if the original lender is not to be able to fund this transaction. More than happy to send over any additional details & everything I got on this file, but below is a brief summary and the current problem that arose in regards to the zoning.

The subject property was built in 1976 and has been a single family home in 1976 where one family has lived and homesteaded the past 50+ years. The current zoning for this property shows as CN (Commercial Neighborhood), and it is the only one on the street with this commercial zoning and not residential. According to the city it won't be a problem should be want to change the zoning to residential instead of CN because this property would be grandfathered in as a single family since it has been this way and permitted prior to 1989 (this is just a 30-45 day process to get the official non conforming use ).

Not a huge loan amount with the purchase price being $280k & originally planned to fund with a rehab loan. At this time, I'm not as worried if it's not a rehab loan and can self fund the updates if there is a better option to look at.

Location: Hillsborough County, FL

Purchase Price: $280,000

Rehab: $80,000

ARV: $675,000

^^ This was my original ARV with the limited comps before going under contract, BUT just in this past week a great comp just down the river sold for $720k and was a much smaller house (2,200 sq ft) ^^
