From OPM to My First Multifamily Deal—Looking for Advice from Experienced Investors
Greetings, to the BiggerPockets community.
My name is Will Haynes, and I'm the Managing Member of G&H Legacy Investments, LLC. After spending years studying real estate investing, I'm now focused on taking action and acquiring my first multifamily investment.
My strategy is centered around value-add properties, creative financing, and the BRRRR method. I'm primarily looking in Florida and the Southeast, with an emphasis on multifamily assets that can be improved through renovations and better operations to create long-term cash flow.
One challenge I'm working through is structuring acquisitions without relying on a large amount of personal capital. I'm learning about seller financing, private lending, DSCR financing, and other creative strategies that can help bridge the gap while still putting together deals that make sense for everyone involved.
I'm here to learn from investors who have actually done it.
For those who have successfully purchased their first multifamily property:
- What was the biggest obstacle you had to overcome?
- If you were starting over today with limited capital but strong determination, what would you focus on first?
- What mistakes should I avoid while building relationships with brokers, lenders, and private investors?
I'm committed to building this business the right way through education, disciplined underwriting, and strong relationships. I appreciate any advice you're willing to share, and I look forward to contributing to the community as I gain experience.
Thanks in advance, and I hope to connect with many of you.
