SMOKIES INVESTING TIP OF THE DAY: It's more than location

We've all heard the adage "location, location, location."  But in the Smokies, what does that really mean?  Practically every rental on VRBO can claim that they are "convenient to the attractions."  

I have a 21-year record now as an investor in the Smokies, and the primary driver of a good location is the Smokies is the VIEW.  Our "view" cabins are consistent performers, through financial crises, recessions, and oversupply.  But views of what?  Views of mountains, the Ober Mountain Tram, or a beautiful creek or river.  More than a peek.  More than a "if you use your imagination."  If you have an unobstructed view of any of these things, you can safely check that box off.  It doesn't guarantee that your cabin will be successful, but it does guarantee that you've got a decent chance at it, which is more than most properties can claim.

 Well I will tell you this. In the Smokies, that is the one place where the hot tubs get drained, cleaned, and re-filled before every guest. So you are getting fresh water every time. Not true in other regions.
