Another newbie... looking for their first deal
Hey BP community. My name is Andrew and I've been interested in flipping houses for a while now. Been hanging out on the sideline for while but have decided to jump in head first. I have an LLC set up, lending set up and now am looking for my first deal. I joined a few local Facebook groups but most of those deals don't seem like deals at all once you run the numbers. Would love to connect with any wholesalers or investor friendly agents who have deals in Northwest Houston.

Hey Andrew, welcome! Sounds like you've done more prep than most people who jump into this. LLC and lending set up before you even have a deal is smart.
The Facebook group thing is super common. Most of what gets posted there has already been passed on by other investors who ran the numbers, or it's priced for retail buyers instead of investors. Doesn't mean deals aren't out there, just means you need better (or more) sources than public FB posts.
Something that tends to work well from what I hear from investors, agents and lenders: meetups. Title companies and hard money lenders also see who's actually closing deals, so ask them for referrals too. And when you're looking for an agent, find one who actually invests themselves or has worked with flippers before, they'll get the ARV and rehab math instead of just showing you retail listings.
Houston's flip market has had good volume lately, so the deals are out there! Best of luck!
