I'm just going to be honest here. The number of home buyers in the US just dropped to a record low and real estate agents keep thinking it's more important to focus on finding sellers instead of finding buyers that can actually buy. At the end of the day who's the one that makes the determining factor of what a house is worth? If you said seller, you're dead wrong. You're absolutely wrong. It's not the seller. The person that determines the value of a house, regardless of what's going on in the market, is always the buyer.

In fact it's the buyer that pays the real estate agent commission, pays the title company, pays the seller, pays everybody! No one gets paid until the buyer executes on closing a deal with funds they were approved for, the cash they have, or however they're funding it. They pay everybody anyway so if you're not focused on finding buyers right now, that's why you're struggling. Point-blank, dead stop. It's exactly why you're struggling because you keep assuming what a deal is but you're not finding enough buyers to tell you what a deal is.

You keep thinking, "Well the seller wants $1,000,000 for their house so that must be what it's worth," and then you get offers for $800,000 and think something is wrong in the market. No! It's up to the buyers at the end of the day. Be aggressive with offers, find qualified buyers, and get those deals done.
