➡️ Cabin properties such as log homes, are ineligible for DSCR Loans, but there are a lot of properties that sit in the blurry grey area that contain some cabin or log features and some traditional house features, albeit with some cabin and log home flavor. These properties, often located in vacation markets that can be great investment options for short term rentals, can sometimes be eligible to secure DSCR Loans if they are more SFR-like in nature, and the log cabin features are more stylistic than structural. While most DSCR Lenders may evaluate these properties on a case-by-case basis, generally a property is considered "Cabin-Style" and not an ineligible cabin if it contains these four requirements:
1. Concrete Block Foundation
2. Forced Warm Air (FWA) Heating System
3. Metal Roof and/or Shingles
4. An Interior with Drywall
DSCR Lenders that approve loans on “Cabin-Style” properties will typically require all four of the above to be present. In rare cases, they can be approved if three of the four or even two of the four are present.

The four-feature checklist (concrete foundation, FWA heat, shingle or metal roof, drywall interior) is accurate as far as it goes, but in my experience the bigger friction point on cabin-style DSCR deals isn't the property eligibility checkbox, it's the appraisal. In vacation markets with a thin comp pool, appraisers often struggle to find truly comparable sales that aren't also log or cabin-style, which can push the appraised value down or produce a report the lender won't accept. Most DSCR programs also require the property to appraise as a standard SFR, and if the appraiser flags it as a log home or rural recreational property in the report, the file can die right there regardless of what the roof is made of. So even if you've got all four boxes checked, the appraisal order matters. Getting a lender-approved appraiser who has experience in that specific vacation market, and who understands the distinction between a cabin-style SFR and an ineligible log home, can be the difference between a clean closing and a wasted appraisal fee. Worth confirming how a lender handles appraisal review on cabin-style files before you're deep into the process.
