Looking for Capital Partners / Advice: Operating Partner for Grand Lake, OK Campgroun

My name is Jimmy Knowles, and I’m based in Oklahoma. My background is rooted in hands-on construction, fabrication, and heavy mechanical maintenance. Over the years, I've built a career around troubleshooting complex systems and keeping physical operations running smoothly—skills that I am eager to transition directly into commercial property and hospitality management.

I am currently focusing my real estate goals on acquiring and operating outdoor hospitality assets (campgrounds, RV parks) in the Grand Lake, OK area.

While my core strength is on the operational and physical upkeep side—handling day-to-day site management, maintenance, and keeping overhead low—I know that breaking into a commercial-scale asset requires the right financial partnership.

What I am looking for:

Capital Partners / Co-GMs: I am looking to connect with investors or experienced syndicators who are interested in the Oklahoma commercial hospitality space and want a reliable, boots-on-the-ground operator to handle the day-to-day execution.

Guidance: For those of you who have scaled into RV parks or campgrounds, I’d love to hear any advice on navigating initial lender conversations or structuring joint ventures when bringing operational expertise to the table.

If you invest in Northeast Oklahoma or specialize in outdoor hospitality, I would love to connect and chat. Let’s make something happen!

Best,

Jimmy Knowles
