Bigger Pockets Lease templates

Good morning,

I am looking for a sample lease template specific to Georgia. I've seen that lease templates are available on Bigger Pockets for purchase and was wondering if anyone has used these, and whether they can be customized for landlord's specific situations/properties. I would appreciate feedback about the Bigger Pockets leases or any other sites where I can get a lease template. I did look at the Georgia Association of Realtors but their lease templates are only available to real estate professionals or have to be purchased for $350.
