Anyone who has invested in Waterbury CT?

Would love to hear from anyone who has invested in multifamily in Waterbury, CT. My husband and I are considering investing there in triplexes. We live in CT (Fairfield). What's been your experience? Any advice? Thanks in advance!

You can certainly find the same amount of cash flow in those cities i mentioned. Perhaps certain areas in Waterbury will cash flow more but its all risk reward. Personally i would rather take 200-300 less per month in cash flow to have a more stable tenant base and less problems.

Hey Tara! Waterbury just like many other cities is street by street. There are certainly some decent pockets but I would also expand your search to other cities like New Britain, Bristol, Middletown. I personally own in New Britain, Middletown, Bristol ect and would choose these cities over Waterbury for a number of reasons. Happy to chat further about this!

@Tara Waechter - Waterbury is very street by street specific.  In general, stay away from the city center and buy near the bordering town.  I'd be looking at neighborhood scout and search the eviction database for the street and streets nearby and that will give you an idea of the tenant quality in that area.  Good luck!

I’d look at Waterbury, but I would not buy a “Waterbury triplex.”

I’d buy a specific triplex on a specific block with a specific tenant and expense profile.

That distinction matters there more than the citywide numbers suggest.

Waterbury can produce the kind of purchase-price-to-rent relationship that is increasingly difficult to find in much of Connecticut. Current asking-rent data puts typical two-bedroom units around the $1,500 range, and acquisition prices are still low enough that multifamily deals can appear very attractive on first pass. That is the good part.

The danger is assuming the spread between price and rent automatically becomes cash flow.

Waterbury’s real-estate mill rate for FY2026 is 44.98 mills, and the city is still working through the phase-in from its 2022 revaluation. So I would get the actual tax history for every property and understand what I’m underwriting rather than using whatever number happens to populate in a listing. Taxes can consume a meaningful amount of what initially looks like a huge cap-rate advantage.

The next thing I’d study is the building itself.

A lot of the multifamily inventory you’ll encounter is older housing stock, and with a triplex the difference between a good building and a bad one can be hiding in very ordinary-looking systems.

I’d want to know how the heat is configured, whether utilities are separately metered, age and type of electrical service, plumbing material, roof condition, water heaters, boilers or furnaces, basement moisture, sewer condition, and what has actually been permitted versus simply “renovated.”

A $325,000 three-family where tenants control and pay their own heat can be a completely different asset from the $290,000 building down the street where you own an aging boiler and effectively subsidize everybody’s thermostat.

That $35,000 discount can disappear surprisingly quickly.

I’d also spend much more time on the block than I would on a citywide appreciation chart.

Drive it at 8 a.m.

Drive it at 6 p.m.

Drive it Friday night.

Look at the neighboring buildings, parking, exterior maintenance, abandoned properties, how many units appear owner occupied, whether cars and porches seem cared for, and what the immediate tenant competition looks like.

Then look a few blocks away and do it again.

That will teach you more about Waterbury multifamily than somebody telling you the city is “good” or “bad.”

The citywide market itself isn’t dead. Realtor.com had the median Waterbury sale around $315,000 in June 2026, up materially year over year, while Zillow’s neighborhood-level values currently vary considerably across different parts of the city. That dispersion is another reason I wouldn’t underwrite Waterbury as one homogeneous market.

For the rents, I’d be equally granular.

Zillow currently shows roughly $1,600 across all Waterbury rental types, while other rental datasets vary depending on what inventory they measure. That is useful for orientation and almost useless for underwriting your particular triplex.

I’d want actual competing 2BR or 3BR units within the immediate area, similar condition, similar parking, similar laundry, similar utilities, and ideally evidence of where units actually leased rather than just the highest asking rent you can find online.

I’d also underwrite management even if you plan to do it yourself.

You’re in Fairfield County, so Waterbury is certainly manageable compared with buying something several states away, but it still isn’t next door. A triplex that produces great cash flow only because you personally handle every collection issue, turnover, snow problem, plumbing call and contractor visit is giving you a slightly misleading picture of its economics.

For me, the most interesting Waterbury deal would probably be the boring one: decent block, three clearly legal units, normal layouts, separate utilities where possible, no heroic rehab, solid mechanicals, realistic tenants already paying something reasonably close to market, and enough margin that I don’t need aggressive rent increases to make the acquisition work.

I’d be much less interested in the “20% cap rate” building where one unit is questionable, the owner pays heat, the roof is exhausted, current tenants are hundreds below market, and the underwriting assumes I can fix all of that immediately.

Those are often not high-return properties.

They are properties where a lot of future expenses haven’t entered the spreadsheet yet.

So yes, I think Waterbury is absolutely worth studying for triplexes.

But I’d make your first month there almost entirely about learning micro-markets and operating costs, not making offers.

Pick 20–30 multifamilies that recently sold or are currently listed. Underwrite every one the same way. Track taxes, unit count, rents, utilities, condition, block, price per unit and what you think normalized NOI actually is.

After you’ve done enough of those, the genuinely unusual deal starts to look unusual.

Before that, almost every cheap three-family looks like one.
