Newly excited by New build opportunities in central OH.

Just left a new build rep meeting in plain city OH, about 40 mins north west of columbus.  In general I feel like I've been sleeping on this asset class a bit for my clients.  The opportunities especially with their in house lending and warranty, make it a compelling offer for an out of state investor that is somewhat risk averse and has a truly long term outlook.  

I'm going to be diving into the macro economics of some of the specific build areas, but the rents they were quoting me in the meeting seemed well defended, and the incorporation of the HOA in this instance seems to be a benefit to the oos investor.

Also had bulk discounts and developments being picked up as a whole.  From an affordability it was pretty compelling on a monthly basis and I'm going to be digging into it further.
