Automated bookkeeping for rental portfolios
I've been on BP about a year. Software engineer, investor, and I self-manage my own units.
Disclosing up front: I built the tool below.
Why it exists: managing my own places, my books lived in spreadsheets,
QuickBooks was never designed for rentals, and every March was a scramble
for receipts. So I built what I wanted.
What Revenli does:
• You get a dedicated email address to hand to vendors. Invoices they send get read, filed, and matched to the right property automatically — you upload nothing.
• Connects to your bank, categorizes transactions, and ties each one to the invoice that explains it.
• Tracks every loan with full amortization — balances, weighted-average rate, payoff dates, what an extra principal payment actually does.
• Flags tax strategies that apply to your properties (cost seg, bonus depreciation, 1031, QBI) with estimated savings to take to your CPA.
• Reminders for lease expirations, insurance renewals, bills due, and rent that hasn't cleared.
• Monthly email with income, expenses, and NOI per property.
• Come tax time your books are done and your CPA can log in directly.
Who it's for: 2–100 doors, self-managing or lightly managed, currently on spreadsheets or fighting QuickBooks.
Who it's not for: single property (overkill), 100+ doors (you'll want features I don't have yet), heavy flippers (different tax profile).
