The stuff people complain about is real, like slow city services, high vacancy, and security concerns, but what usually happens is an out-of-state investor buys a deal off a spreadsheet, hires a cheap manager, and tries to run it on autopilot from 500 miles away before getting wiped out by employee theft, high turnover, and zero oversight. Trying to run a cash business or rental remotely in a tough neighborhood fails almost every time, meaning it’s usually not a location problem, but an operator problem. Where an absentee owner loses his shirt, someone actually standing on the shop floor every day can pull serious cash flow because assets here sell for way less than what they cost over in Cleveland Heights or University Circle despite the daily foot traffic being very real, being physically behind the counter kills shrinkage on day one while cutting out extra payroll, and people in the neighborhood respect consistency and build loyalty with an owner who actually shows up every day. I live right down the road in Lorain County, and I’m fully prepared to put in 12-hour days, work the register, keep inventory locked down, and run the daily operations directly—because a "good" market with an absentee owner will bleed money, but a rougher area with a hands-on operator can produce incredible returns.
