(Follow-up) 28, in tech, looking to buy my first deal in Texas -- advice welcome

Following up on my last post, thanks to everyone who replied.

The consensus was pretty clear: cashflow on-market is really hard right now, and nobody seemed to be finding it either. A few people basically said the deals that work aren't sitting on Zillow anymore, they're off-market.

So that's where I'm stuck. I keep hearing off-market is the answer but not much on how people actually source it consistently. I also work full-time in tech and invest from a distance, so some of the usual advice (driving for dollars, knocking doors) doesn't really fit.

For those of you finding deals off-market, what's actually producing for you? Direct mail, wholesalers, agent relationships, something else? And is any of it realistic for someone who can't be on the ground every day?

Appreciate any insight.

If you have a good job just buy a 2/4 unit house hack at 5% down conventional. You get a massive total return buying with such low downpayment so no need to try doing funky off market strategies that rarely work. Do some cosmetic updates to boost rents and add some equity, high cashflow comes after owning these properties for many years.
