I see this all the time.

An investor starts with one rental and a spreadsheet works just fine.

Then one property becomes three. Three becomes five. Now there are multiple bank accounts, repairs, improvements, deposits, mileage, and closing statements everywhere.

But the bookkeeping system never changed.

That becomes a tax problem fast.

Good books are not just about making tax season easier. They help you track your basis, support deductions, see which properties are actually making money, and make better decisions before you buy or sell.

I tell investors this all the time:

If your portfolio is growing, your accounting system needs to grow with it.
