Seeking $250K Asset-Based / Hard Money Loan – Detroit Commercial Property – Owned Free & Clear

Hello BiggerPockets Community,

I am looking to connect with a direct private lender, hard money lender, or asset-based commercial lender for a commercial redevelopment property I own in Detroit, Michigan.

Property: 3410 & 3412 Brush Street, Detroit, MI 48201
Location: Brush Park / Downtown Detroit area
Property Type: Historic brick commercial property
Building Size: Approximately 1,954 SF
Site Area: Approximately 5,227 SF
Ownership: OWNED FREE AND CLEAR – NO EXISTING MORTGAGE OR LIENS
Loan Request: Approximately $250,000

The property is currently gutted and requires roof replacement and substantial renovation. It is located in a strong Detroit location near Downtown/Midtown and the sports and entertainment district.

A recent Broker Opinion of Value (BOV) indicated:

  • Estimated As-Is Value: Approximately $385,000
  • Estimated As-Is Value Range: $350,000–$425,000
  • Potential Marketing Range: $449,000–$475,000
  • Requested Loan: Approximately $250,000
  • Approximate LTV Based on $385,000 BOV: 65%

Because the property is owned free and clear, I am primarily looking for financing based on the property's value and existing equity.

I am interested in lenders offering:

  • Asset-based commercial financing
  • Private money
  • Hard money
  • Bridge/redevelopment financing
  • Commercial rehab financing
  • Equity-based lending
  • Cash-out financing secured by commercial real estate

I would prefer a lender who does not require traditional W-2 or tax-return underwriting and instead focuses primarily on the collateral, equity, property value, and overall transaction.

For qualified lenders, I can provide the BOV, ALTA/NSPS surveys, property photographs, ownership documentation, renovation information, and additional property documents for underwriting.

Direct lenders are strongly preferred. I am also willing to speak with an experienced commercial loan broker who has a proven funding source for this type of transaction.
