What are small landlords using to manage everything without five different systems?
I’m interested in hearing from landlords managing roughly 1–10 rental properties.
What are you currently using to keep track of:
Rent payments and receipts
Maintenance requests and photos
Tenant communication
Leases, notices, and property documents
Move-in and move-out records
Vendors and completed repairs
Are you using property-management software, spreadsheets, email, text messages, payment apps, or a combination of everything?
I help operate a property-services business, and we kept seeing the same problem: important property information was spread across several systems. We are now testing Proficient Homes, an Owner Portal designed to bring these everyday responsibilities together for independent landlords.
We are still in beta, so I’m not presenting it as a finished solution. I’m looking for honest feedback from landlords who actually self-manage their properties.
My main questions are:
What is the most frustrating part of your current system?
Which feature would save you the most time?
What would make you trust a newer platform with your property records?
Would guided setup make you more likely to try it?
We are also accepting a limited number of beta testers. There is no charge or credit card required during the testing period. Participants would add at least one real property, test several workflows, and provide honest feedback.
If you are interested, comment below or send me a message. I’d also appreciate hearing what you believe existing landlord platforms still get wrong.
