We pull distressed properties from probate, foreclosure, and code violation records in Cleveland before they hit the MLS and many of them come with management headaches or absentee-owner situations that create real acquisition opportunities. The system surfaces deals that typically need operator involvement, which honestly can be an advantage if you're willing to step in and stabilize. I don't like being a "Krazy Ken" but I  tell my students that if you aren't willing to visit the property there, don't invest there. Some people like to  banter about and say that it's okay to invest remotely, but man, you've got to be able to visit and check on things. It's an expensive investment.
