Superintendent here — happy to review rehab bids/scopes for a gut check, free 1st one
Hey all — long-time lurker, first time posting something like this.
I've spent the last 15 years as a construction superintendent running crews on concrete and general construction work here in the Chicago area. I see a lot of posts in this forum from people about to sign a contractor bid or lock in a rehab scope, asking "does this look right?" — and I figured I'd offer something concrete instead of just chiming in with an opinion in the comments.
If you've got a rehab scope or contractor bid you're about to sign, send it over and I'll give you a written breakdown of what's missing, what looks underpriced, and where I'd expect the budget to blow out based on what I've actually seen go wrong on jobs. First one's free — no strings attached, just want to be useful and get some reps in. Turnaround: 2-3 business days.
After that I'm charging a flat fee for reviews if it's helpful to keep doing (happy to share pricing if anyone's interested), and down the line I'm also open to project managing renovations for investors who want to stay fully hands-off.
