Just Passed My Illinois Broker Exam — Which Brokerage for Wholesaling?

Hello everyone! I just passed both the national and state portions of the Illinois real estate broker exam.

I’m in the process of getting my license, primarily with the goal of wholesaling real estate.

For those of you who are experienced with wholesaling in Illinois, I’d love to hear your recommendations on which brokerage to join. I’m especially interested in brokerages that are investor-friendly and understand the wholesaling business model.

Some brokerages love the idea of wholesaling until they realize the compliance around assigning a purchase contract is different from a traditional listing. You want a broker who's seen assignment closings before, because the title company will have questions and your broker needs to know how to navigate them.But here's what I'd push you to think about beyond the brokerage choice: where are your leads coming from? You mentioned "farming for leads" — that usually means cold calling, direct mail, maybe driving for dollars. All of that works, but it's expensive and competitive. Every other wholesaler in Kane County is hitting the same owners with the same mailers.Since you're already in Kane County, have you looked at the Kane County Treasurer's tax delinquent property list? Illinois is a tax deed state — when owners fall 2+ years behind on property taxes, the county goes through a legal process (court filings, notices, hearings) and then sells the tax deed at auction. The county publishes the list publicly. These are owners who couldn't or didn't pay taxes for years — that's pre-qualified motivation without any cold calling.The math works differently than mailing 500 names: you research 20-30 tax delinquent properties in Kane County, use the Kane County GIS maps to check neighborhood values (free), identify the biggest spreads between the tax debt and market value, then find cash buyers who want those specific properties. You're not competing with 50 other wholesalers on the same PropStream list — you're working a list most wholesalers don't even know exists.For your brokerage search: find one that will support assignment contracts on tax deed properties specifically. That's a niche within a niche, and most traditional brokerages won't have touched it. Hey! Yes Illinois requires an active license to do more than 1 Wholesale transactions a year so I’ll be keeping it active.  Also as I’m farming for leads if I find someone who wants full retail price it will allow me to list it for them or pass it off to another agent and receive a referral bonus.
