19, based in Nigeria, is virtual wholesaling realistic for me?

Hey everyone,

I'm 19 and based in Nigeria I'm new here I'm looking to get started in real estate wholesaling. I don't have a network in the US and I'm starting with very little capital.

I know virtual wholesaling exists, but I want an honest answer is it realistic to break into this from outside the US with no local presence? What's the biggest obstacle people in my position run into (contracts, title companies, building trust with sellers/buyers remotely)? And if anyone has actually done it from outside the US, how did you get your first deal?

Appreciate any honest feedback  good or bad. I hope this works out for me.

Hey I'm in a similar situation trying to wholesale property in the States from Canada. I've tried it for a few months in the past and have gotten a few contracts in place but was never able to dispo them. My advice would be to team up with someone in your market of choice; you can try asking around in different groups to see if anybody is willing to walk the house on your behalf or jv with you if needed to give them some added incentive. It's tough as I'm still trying to figure it out. The main reason why I believed I failed in the past was because I got the homes under contract first before establishing a solid buyers list and based off of what they're looking for then you search for a property that fits. Also the local realtor that I worked with was not taking the job seriously; so be cautious as to who you chose to work with and cut ties early if you see red flags for your own sake. We can try to help each other out if you'd like as I'm actively pursing wholesaling virtually at the moment.

I hope we can find someone who has done it virtually with success as I too am looking for some guidance.
