What made you interested in investing in this type of deal?
Single-use STRs compete on price. This one runs two revenue lines on one parcel: nightly lodging plus event fees.
Faith-based, Family Friendly retreats and small weddings book midweek and shoulder season — exactly when standard STRs go dark.
How did you find this deal and how did you negotiate it?
Listed in May 2026, offered for the first time since it was built in 1999 — original owners, meticulously maintained, no deferred maintenance. Negotiated on the last day the listing was active, following a declined counteroffer where the sellers and buyers left off. $565,000 with a 14-day inspection and 30-day close.
How did you finance this deal?
$125,000 cash in from an All In One Loan through Northpoint Bank, Grand Rapids, MI. Deciding on DSCR or Conventional at ~7%
How did you add value to the deal?
The value isn't renovation (although we will finish the other half of the Gathering Barn to match the finished side in order to add more capacity— it's the use. Furnished the barn's already-finished south room, branded the property as a retreat destination, and built the operating structure that lets the barn function legally: licensed accessory amenity to the stay, never rented separately, two-night minimum behind any event.
What was the outcome?
Pre-launch. Closing late September, listing live mid-October. Targeting Superhost at first eligible assessment and 80% occupancy as a Month-12 exit run rate. I'll post real numbers at 90 days.
Lessons learned? Challenges?
Run your own tax number. Listing said $2,198/yr — prior owner's capped value with a PRE. Michigan uncaps at transfer and the PRE dies. Mine's ~$11,000. A $740/mo swing that broke every pro forma I'd built.
Zoning sets the business model. One principal use per lot. The barn works only as an amenity to the rental — never a standalone venue.
Alcohol for consideration on unlicensed premises is a felony in Michigan. Handled contractually, not by assuming an insurance rider covers it.
