Lender for Clouded Title property

Hi all,

I'm having a difficult time finding a lender that will lend on a property that I'd like to buy at auction but it has a clouded title. I will receive the deed but not the title until I file to Quiet Title which can take several months. Do you know of any lenders that can help?
