Georgia not allowing out of state owners to self-Manage.

I am looking to invest in Macon Georgia.

GA no longer allows people who live out of state to self-manage; they must use a real estate broker.

Nothing against property managers but I self-manage a property from Arizona and I live in Boston. I flew out there several times built my team of handyman, tradespeople and with all the video technology I haven't used a property management company, and I've done excellent.

For those of you that manage I assume you would not invest there or where you would invest.

**Details about the bill below just passed in 2025**

Yes. Georgia House Bill 399 (O.C.G.A. § 44-7-25), effective July 1, 2025, says that if you live outside Georgia and own a single-family house or duplex rental in Macon (or anywhere in Georgia), you must employ a licensed real-estate broker rather than simply self-managing it yourself from another state
