Tired of 2 AM maintenance texts. How do you guys manage this for 3-10 units?

Hey everyone. I'm a software developer, but my uncle manages a 4-plex and was constantly complaining about tenants texting his personal cell phone at all hours when things break. I ended up building him a really simple, mobile-friendly web portal where tenants can just scan a QR code on the fridge, upload a photo of the issue, and it drops into a clean Kanban board for him.

It's working great for him, and I'm thinking about making it available for other small landlords for a flat $15/mo (since tools like Buildium seem like overkill for just a few doors).

Before I polish it up for public use, I wanted to ask the experts here: for those of you with under 10 units, how do you handle maintenance requests? Is a dedicated portal actually useful, or is texting just the accepted reality?
