What Questions Should I Be Asking Cash Buyers Before Bringing Them Deals?

I’ve started reaching out to local investors and have already found at least two buyers who seem open to working with me if I can bring them the right deals.

So far, when I reach out, I usually introduce myself, let them know I’m local, and ask about their buy box. Things like:

What areas they buy in

What price ranges they typically look for

What property conditions they stay away from

What types of properties they prefer

Whether they buy assignments or prefer another closing structure

I feel like that’s a decent start, but I also feel like I’m probably missing some important questions.

My goal is to learn as much as I can about each buyer upfront so that if I do bring them a deal later, I’m not finding out at the last minute that there was something important I should have asked beforehand.

For those of you who have been wholesaling for a while or have made a career out of it, what questions do you normally ask a buyer before adding them to your buyers list?

For example, should I also be asking about things like:

Minimum profit or return they look for

How they calculate their maximum allowable offer

Whether they want rentals, flips, or both

How quickly they can close

Whether they use cash, hard money, or other financing

Whether they require inspections or certain contingencies

Whether they have proof of funds available

How much rehab they are comfortable taking on

Whether they buy occupied properties

How they prefer deals to be presented to them

I’m mainly trying to avoid wasting their time and make sure that when I send someone a property, it actually fits what they’re looking for.

I’d really appreciate hearing from anyone who works with buyers regularly. What questions do you wish you had started asking earlier when you first got into wholesaling?
