When you have 10–20 properties meeting your basic criteria, decide best investment?

I'm curious how experienced investors narrow down a list once the obvious filters are already satisfied.

Suppose you have 10 properties in roughly the same price range.

What ultimately determines your top 3?

Cash flow? Cap rate? Location? Property taxes? HOA? School district? Appreciation potential? Maintenance risk? Something else?

And do you actually have a repeatable process for comparing those tradeoffs, or does experience/gut feel take over at that point?

I'd especially love to hear what makes you reject a property that initially looked good.
