Finding your first or next real estate deal doesn’t have to be complicated.

It really comes down to 4 things:

1. FIND an opportunity.

2. TALK to the seller.

3. OFFER based on the numbers.

4. FOLLOW UP until something changes.

That’s the business.

FIND → TALK → OFFER → FOLLOW UP

Stop waiting until you know everything.

Start getting reps.

Action comes before confidence

Travis — this is the right shape. The part that usually stalls people is “find an opportunity” turning into cold lists instead of what’s already on the public record.

In Broward I’ve been matching clerk foreclosure notices to the BCPA folio before talking numbers. Live example I’m sitting with (not under contract — just the packet facts): 4253 SW 124 Terrace, Miramar, folio 514035141360, clerk sale Sep 22 2026, BCPA just value $465,190. That’s enough to decide whether a conversation is even worth the time.

If you’re hunting a first or next deal, start with the notice + assessor sheet before you burn cycles on outreach.
