Hello from Houston, TX

Hey everyone,

I've been a BP member for over 10 years but haven't been active for about five, so I figured it was time to reintroduce myself.

I'm Joseph, CEO of TriArc — a Houston-based developer and operator with more than 2,500 doors under management and another 600 under development. We also provide third-party construction and property management services for investors, and we raise capital for our own deals: over $120M in equity to date and roughly $350M in AUM today.

My background is civil engineering. I spent five years with Exxon overseas before buying my first apartment complex with my own money, and I've since syndicated several thousand units. Coming from outside the industry, it was important to me to grow slowly while I learned. That discipline paid off — we haven't lost a deal yet through the recent downturn and rate spike. In 2022 I went back for my MBA.

Houston is our home market — we've operated over 40,000 units here, so we know it about as well as anyone. Always happy to connect with investors and operators looking at this market.
