PriceLabs & Airbnb Offset
The reply by Routine Riki 5791 in the above Reddit post is very helpful if anyone wants a step by step guide on moving forward with the Airbnb service fee changes and uses PriceLab. The only things I'd add, having just executed this is-
I do prefer using the Offset tool instead of the PriceLabs Airbnb fee migration because I have more precise control over the percentage once I start testing the comparisons (with VRBO, for example) and can increase or decrease to get to where I want to be.
I noticed that Airbnb automatically adjusted my extra fees (cleaning, pet, etc.) by their 15.5% so I had to recalculate, using the 18.34% on the original fees (and rounding for cleaner look). I also updated the fees in any of the listing copy.

Airbnb played some games to present the fee changes as virtuous:
"We aren't going to charge fees to guests anymore" Reality: They are going to pay them regardless.
"We rolled everything into the price to be fully transparent about the fees." Reality: They rolled everything into the total to hide the fees.
These aren't good people, and they won't be getting any better.
