Moving to Charlotte - thoughts on South End (28203) & Uptown Centre (28203)
I'm considering moving to Charlotte and would like to do another live and flip. I narrowed my buy box down to two zip codes: South End (28203) & Uptown Centre (28203). My goal is to get long-term renters in there after a year or so.
Do you have any local insight into these areas? Any parts I should try to buy in vs. stay away from?
Appreciate any input!

Caleigh — I’d tweak the buy box before I narrowed it any further.
First, Uptown is really 28202. 28203 is where I’d be spending more of my time for what you’re trying to do.
For a live-in flip that eventually becomes an LTR, I wouldn’t necessarily want the sexiest address in South End. You’ll pay for that on the way in, and then you’re competing for tenants against a ton of newer apartments with pools, gyms and concessions.
I’d rather be on the edges — Dilworth/Wilmore/South End — looking for an actual house or townhome where you can create something the apartment buildings can’t easily replicate.
That means I’d care less about the ZIP and more about:
Can I buy something functionally ugly and fix it?
Can I add a bedroom, bath, better layout or genuinely usable space?
Can I park?
Can somebody walk to the light rail/restaurants without living directly on top of the nightlife?
And when I’m done, would a couple or young professional actually choose this over a new apartment?
That last question matters because you have two exits to protect: your resale value after the live-in period and the rental economics if you keep it.
I'd also be careful with condos Uptown. They can look cheaper on the front end, but HOA dues, assessments, rental
restrictions and a building full of nearly identical comps can take away a lot of the levers that make a live-and-flip work.
If it were my money, I’d hunt the seam between South End and the established residential neighborhoods rather than trying to own the middle of South End itself.
