Any Book Recommendations???

Question

Does anyone have any book recommendations regarding real estate investing?

Ideally ones where you ended up utilizing information you found in that book, that way I know they are proven.

Just trying to increase my knowledge any way I can.

Three books changed how I actually invest, not just how I think about investing.

"Set for Life" by Scott Trench is the first one I recommend to anyone starting out. It's the blueprint for getting from a normal income to financial independence through real estate. I was making $35k/year as a social worker when I house hacked my first property. That book gave me the framework. It's not abstract.

"The House Hacking Strategy" by Craig Curelop is the tactical follow-up. I converted a garage into a studio apartment and lived essentially rent-free. That freed up cash to buy the next property. I'm now at five properties in Colorado. This is the one book where I actually did exactly what it said, step by step.

"The Millionaire Real Estate Investor" by Gary Keller is the third. It's dense but the models inside it are worth the read twice. Most people skim it. The people who actually do the work in that book tend to build real portfolios.

Skip anything that promises you can wholesale with no money in 30 days or flip with no experience. Those books exist to sell courses, not to teach investing.

The person above mentioning math isn't wrong either. Once you can read a rent roll and model a deal on a spreadsheet, you'll spot bad deals in two minutes. That skill is worth more than most books.

I would begin with The Book on Rental Property Investing by Brandon Turner and Real Estate by the Numbers by J Scott. These books are both practical and useful when you are doing your deal analysis. Most importantly, you should choose a business model that you wish to follow and apply everything that you have learned from 20-30 real property investments.

@Ryan Spath All of John Schaub's book are excellent.  Met him several times.  He has invested in a wide variety including motel, apartments, commercial, but now is exclusively single family detached houses.  I'm right there with him.

Geometry and Algebra.  Keep in mind, just because you took it, and passed it, in school doesn't mean you understand how you apply it to REI...and why.  These are not books of minor importence.  These are probably the two most important books you will use in REI.  REI is mostly math, and even the concepts in REI that don't seem like math, are in fact math.  That's where the geometry comes in.

Robert Kiyosaki- "Rich Dad Poor Dad"; For my partner it was all of the financial books when he got his MBA.  Same premise as Kiyosaki- Undertanding balance sheets, financial statements & using them to make business decisions.
