San Diego: Stop Paying for Tenants Who Stop Paying You

San Diego landlords need to remember that a rental property is a business, not a charity. If a tenant stops paying rent, the landlord is still responsible for the mortgage, taxes, insurance, repairs, utilities, and every other expense tied to that property. Investors need to understand their rights, enforce their lease, and deal with nonpayment quickly instead of allowing a bad situation to destroy their cash flow. This is one of the reasons I prefer investing in landlord-friendly, cash-flow-focused markets like Cleveland, Memphis, and Indianapolis instead of expensive, heavily regulated markets like San Diego and other parts of California.
