What’s Your Biggest Property Management Challenge?

I’d love to hear from other landlords and investors in the Northern Kentucky/Cincinnati area.

After working in property management and real estate, one thing I’ve learned is that owning rentals can look completely different from one property to the next. For some owners, finding a good tenant is the hardest part. For others, it’s maintenance, late rent, inspections, communication, or simply finding enough time to manage everything.

I recently opened Legacy Key Property Management & Real Estate in Covington, KY, and I’m working on building relationships with more local investors and property owners.

Rather than just posting an advertisement, I’d genuinely like to know:

What is the biggest headache you’re dealing with as a rental property owner right now?

Tenant placement?

Maintenance?

Rent collection?

Finding reliable vendors?

Managing from out of town?

Knowing what your property should rent for?

I have one right now that is not doing any of the maintenance and is letting tickets sit out for over a month, but is still charging me for it. Their rent collection is awful. They are not crediting the rent and they claim to be using third-party contractors but they are using internal people who have no experience. This company is the worst of the worst

Chris, I’m sorry you’re dealing with that. Accountability is so important in property management, and honestly, it’s one of the main reasons I started Legacy Key. Owners should be able to trust that what they’re paying for is actually being done, that maintenance is being followed through on, and that their money and properties are being handled responsibly.
