Would you pay for help managing a rental turnover?

Question

I’m a small landlord in the Boston area and considering offering a rental turnover coordination service for landlords who don’t need full property management.

Think coordinating cleaners/repairs, scheduling vendors, providing access, checking completed work, and keeping the landlord updated.

I’m testing the idea before moving forward. Would you pay for something like this? Would love feedback, especially on what you’d expect to pay. Feel free to DM me too.

I would definitely use such a service. I have actually had "vendors" back out and refuse to work for me because they are afraid of being ripped off by an out of town landlord not paying them for work, but it would be easier if I could say "my turnover coordinator" will meet with you personally, approve any work, then   ensure you get paid.

all this concern about being licensed! when I look for someone for help I look for reliability, honesty and competency to do the work. I couldn' t care less about a license if they have the other things.

Seems interesting. I would check if you need to be licensed, seems like you'd be doing PM work. I've seen PM handle evictions for a fee so similar thing ish

We’ve designed systems around almost this exact problem. The turnover gets treated like a controlled workflow:

tenant-out → property condition captured → scope created → vendors dispatched → access coordinated → work verified with photos/proof → exceptions handled → owner gets status updates → unit is handed back ready for the next tenant.

That matters because the landlord isn’t really paying you to schedule a cleaner. They’re paying you to make the turnover disappear from their workload while still giving them visibility and control.

I’d probably price it as a flat turnover-management fee, with vendor costs passed through separately, rather than hourly billing. Then you can create different service levels depending on whether it’s a simple clean/paint turnover or something involving multiple trades and repairs.

The licensing question Caleb raised is worth checking carefully in Massachusetts, because the exact line between coordination and regulated property-management/brokerage activity matters.

But as a service concept? Absolutely. I think there’s a real product there if you systematize it instead of becoming the landlord’s on-call assistant.

Ideally, I would want this service combined with tenant-placement. The amount I want to spend on turning over that apartment is based on what kind of tenant I can place there after turning it around.
