Seeking $33K Short-Term Private Funding – 20-Unit Texas Condo Development
Hello everyone,
I’m the developer of Cottages at Peace Reserve, a planned 20-unit boutique condominium development in Terrell, Texas. I’m currently seeking $33,000 in short-term private funding to help advance the remaining predevelopment work and position the project for its next appraisal and financing stage.
This is a time-sensitive capital need, and I’m looking to secure the funding within approximately one week if possible.
The development site is already owned and financed, and the project consists of 10 buildings containing 20 individually saleable condominium units. Architectural plans are approximately 90% complete, and substantial predevelopment work has already been completed and paid for.
The $33,000 will be used toward the remaining civil engineering, OSSF/septic, architectural, structural and MEP engineering, condominium/HOA legal and mapping, permitting, and related predevelopment work.
I’m seeking a private lender or investor for a targeted term of approximately six months, with the $33,000 principal repaid along with mutually agreed-upon interest/return.
The anticipated repayment strategy is through the project’s next financing stage after the remaining predevelopment work is completed and the property is positioned for an updated appraisal and refinance/development financing.
For serious interested parties, I can provide a detailed predevelopment cost reconciliation showing amounts already invested and remaining costs, along with the site plan, architectural plans/renderings, project financials, title/property information, and other appropriate due-diligence documentation.

sure you can do this with credit cards or close friends.. its such a small amount of money for this type of project. But that beds the question if your short of this kind of cash how do you plan to move forward ??
