Louisville, KY condo at $160K — viable buy-and-hold in Crescent Hill?

Long-term residential rentals permitted

Same-building rent estimates: roughly low-$1,200s to low-$1,300s

Crescent Hill location, close to downtown/medical district

I’m the owner, and the condo is currently listed for sale. I’m trying to get it in front of people who may view it differently than a typical owner-occupant buyer, especially investors familiar with the Crescent Hill rental market.

I’d be interested in hearing whether this looks like a property that could make sense as a buy-and-hold at the current price, or what numbers you’d want to see before considering something like this for your portfolio.
