New house-hackers in TN: how'd you convince skeptical partners or parents

My wife and I are gearing up for our first house hack in Tennessee (sequential owner-occ strategy, alternating loans between us). Newbies, want to learn from folks who've been through it rather than trip on rookie mistakes. Few areas we're stuck on:

1. Buy-in from partner/family — how'd you get a hesitant spouse/partner comfortable sharing a home with tenants? Any specific conversations, numbers, or safeguards that flipped their view?

2. Finding tenants — for a house hack specifically (living next to/near your tenant), what worked best for you — MLS/Zillow listing, Facebook groups, local property mgmt referral, word of mouth? How do you screen when you'll be living in close proximity to this person?

3. Judging "safe" neighborhood — beyond crime stats and Walk Score, what do you actually check or do in person before committing (drive-bys at different times, talk to neighbors, etc.)? What red/green flags mattered most in hindsight?

4. Maintenance requests — as a live-in landlord, how do you set boundaries so you're not getting texted at 11pm for a clogged drain? Any systems (apps, forms, response-time policy) that worked for you as a newbie self-managing?

Would love to hear real experiences, especially from anyone who started with the sequential house-hack approach (5% down conventional, alternating between spouses) rather than FHA/VA. Thanks in advance.

You may hear otherwise but really helpful in my experience to buy in an area that you know and have studied time on market, property conditions and sales prices. That will do away with neighborhood safety and crime questions. If your partner isn't on board with sharing home with strangers which I totally get maybe consider a duplex or live in rehab? Rehabbing a SFH or townhome will have a lower mortgage with instant equity that you can later rent or sell. If partner really isn't interested and you want to stay with them I'm not sure I would push the issue. Both having roommates and live-in rehab take a high level of buy-in and discipline to delay gratification.
